Not all Realtors are able to handle short sales. In fact a lot of agents are not familiar with them. Working with someone who is inexperienced could cause a distressed seller to go into foreclosure.

It could be a long, complicated and grueling process as lenders at this time are overwhelmed with these kind of transactions. However, with due diligence, maximum efficiency and a good knowledge and experience in short sales, it could be dealt with less stress in a shorter amount of time, successfully.

First, we will provide you a detailed Comparative Market Analysis (CMA) of your home. We will give our expert advice on pricing strategy and getting your home ready for sale so we coudl get a buyer immediately. As soon as we have an offer and we get it negotiated between you and the buyers, we will gather all the documents that the lender will need to be able to respond to our request for the short sale approval. When the lender receives our short sale package, they will work on it right away as we make sure that they will have everything they need. We will constantly follow up with the lender(s) for you until they are able to assign the transaction to a negotiator for approval. We will continually update the buyers agent so they will stay with us until it closes. A lot of buyers back out because for some companies, it really does take time for them to respond.

If we think that selling it on a short sale to a regular buyer is taking longer than it should, we will connect you to a real estate investor who would buy your home from you. The investor will negotiate with the lender directly and resell the home for a higher price than what he was able to get the bank to agree to. The investor is there to make money but he could also save you from going into foreclosure.
